It can compare locations, summarise market trends, explain Spanish legal terminology and even recommend where you might consider buying your dream home on the Costa del Sol.
For many buyers, it’s an excellent place to begin.

However, when you’re investing significant sums in Marbella property, thorough research and sound professional advice are not the same thing.
Marbella Is Not One Property Market
People choose to buy here because they want something better: a healthier lifestyle; a safe environment for their family; a retirement home; an investment opportunity, or, perhaps, a combination of all four. Whatever your reason, purchasing property in Marbella is likely to be one of the most significant financial decisions you will ever make.
Today’s market remains highly competitive. Quality properties are limited, prices have risen considerably, acquisition costs require careful budgeting and ongoing ownership expenses should be fully understood before making any commitment.
Finding the right property is important.Buying it with the right strategy is even more important.
Recently, I asked ChatGPT, Claude and Gemini exactly the same question. I asked each platform to recommend a modern two-bedroom, two-bathroom apartment—new, resale or off-plan—within an urbanisation offering a swimming pool and permitting tourist rentals.
I also asked each to rank four locations (and a generic location) all of which I know well:
- Estepona
- San Pedro de Alcántara
- Elviria
- La Cala de Mijas
- Several established golf communities including La Cala Golf, Los Arqueros, Los Flamingos, Atalaya, El Paraíso, Valle Romano and Cabopino Golf.
The results were fascinating. Each platform reached different conclusions.
ChatGPT preferred Estepona.
Claude favoured La Cala de Mijas.
Gemini produced a different analysis again, focusing more heavily on rental yields, premium nightly rates and seasonal occupancy.
Even the suggested purchase prices varied considerably.
One estimated average budgets of around €525,000.
Another suggested €400,000–€550,000.
A third calculated an average of approximately €470,000 across the various locations.
Were they wrong? Not at all.
Were they completely right? Not entirely.

The Difference Between Information and Insight
Artificial Intelligence works with data. Local professionals work with experience.
AI cannot tell you that one apartment block enjoys panoramic sea views while another within the same development overlooks a busy road.
It won’t know that one community is considering restrictions on tourist rentals, one is being offered “with pre-agreed tourism licenses”, that one developer has an outstanding reputation for after-sales service while another has experienced delays, or that a property described as being “walking distance to the beach” involves climbing several steep hills in the August heat.
These are the practical details that influence enjoyment, rental performance and long-term value. They are insights gained through years of working within the Marbella property market—not simply analysing information available online.
The Right Property Is Only Part of the Decision
Many buyers focus on finding the perfect apartment. The more important question is whether that property genuinely supports their objectives.Will it produce the rental income you expect?Are tourist rentals permitted? Could community rules change? Have all acquisition costs been properly budgeted? Will ownership remain affordable if interest rates change? What taxes will apply now and in the future?
These are questions that should be answered before paying a reservation deposit—not afterwards.

Investment Property Deserves an Investment Plan
If your intention is to generate holiday rental income, your purchase should be approached as a business investment rather than simply buying a holiday home.
Rental income, occupancy levels, management costs, maintenance, licensing requirements, taxation and future capital appreciation all contribute to the overall performance of the investment.
Friends and family may enjoy staying there, but they should not form part of the core financial model.
Successful rental properties are built upon careful planning, realistic expectations and professional management.
Our own experience demonstrates this. During our first year renting our property through Airbnb, we achieved a pre-tax yield of approximately 5%, calculated against our total purchase, acquisition and renovation costs, including the cost of obtaining our VUT tourist rental licence.
That result wasn’t accidental. It was the outcome of careful planning before we purchased.
Local Knowledge Still Matters
Artificial Intelligence is an outstanding research tool.
It helps buyers understand the market, compare options and ask better questions. Used properly, it can save valuable time. However, it should complement—not replace—the advice of experienced professionals who understand the Marbella property market street by street, urbanisation by urbanisation and development by development.
The most expensive mistakes are rarely caused by choosing the wrong apartment. They are far more often the result of making decisions without receiving the right professional advice at the right time.
